95 Carolina Avenue #3

Living the High Life in this Classic JP Penthouse

Welcome to your treetop retreat in the heart of JP. This top-floor condo blends vintage charm, natural light, and two private decks—including one with skyline views—in a location that’s convenient to parks, green space and bike paths.

🛏️ 2 Beds | 🛁 1 Bath | 📐 910 Sq. Ft. | 🌳 Shared Yard + Basement Storage

Asking: $TBD

Perched on the sunny top floor of a classic triple decker on Carolina Avenue, this 2-bedroom, 1-bath condo offers that perfect JP blend: vintage character, updated essentials, and outdoor space that’s just right for unwinding or entertaining.

Inside, you’ll find 910 square feet of well-apportioned living space. A bright living room connects to a formal dining room, while the eat-in kitchen features granite counters, maple cabinets, a pantry, and plenty of room to gather. The full bath adds a touch of timeless style with a clawfoot tub, and impeccably maintained vintage hardwood oak flooring run throughout the freshly painted interior.

But the standout feature? The outdoor living. The front deck feels like your own private perch, shaded by a tall pine and perfect for catching the neighborhood buzz below. Out back, the spacious rear deck (recently rebuilt with composite flooring) delivers open views stretching toward Franklin Park. Whether it’s morning coffee or dinner under the stars, for 6+ months a year, this space is an extension of your living room.

This unit sits on the uppermost level of a corner lot, which means more sunlight, more privacy, and a little extra breathing room from your neighbors. The building itself has been carefully maintained over the years with a long list of thoughtful upgrades—new roof, fresh paint, system updates, and more. Private laundry and both private and common storage are included in the basement, plus a shared backyard with a lovely mature lawn.

And then there’s the location—arguably one of JP’s strongest selling points. Carolina Avenue runs into the South Street area of JP, brushing up against the Sumner Hill neighborhood and offering an ideal mix of access and charm. Want green space? The Arnold Arboretum, Southwest Corridor bike path, and Franklin Park are all nearby. Prefer city energy? Local restaurants, cafes, bookstores, and a variety of other shops run up and down South and Centre streets, giving you endless options for errands or a night out. With two Orange Line T stations (Green Street and Forest Hills) just minutes away, the reliable #39 line, and multiple bike paths nearby, commuting without a car couldn’t be easier.

This home is perfect for someone who values character, connection to nature, impeccable care and the unmistakable charm of city’s greenest neighborhoods—where the city meets the soul, and porch life still matters.

A Little About Jamaica Plain

For starters, locals call it JP. Once a vacation getaway for Boston’s elite merchants in centuries past, Jamaica Plain’s rolling hills are now home to a diverse and exciting fabric of community activism, an array of tasty restaurants and other small businesses, and many wonderful green spaces in and around the area. Surrounded by Olmsted’s Emerald Necklace, JP is one of the greenest neighborhoods in Boston.

Boston Home Team Favorites*

The Haven (in the Brewery Complex) - Fantastic dinner menu, deeply complex and delightful bar menu, a uber cool and diverse ambience with 4 uniquely different spaces inside and out. Best burger in JP hands down.

Ula Cafe & Bakery - Also in the Brewery Complex, Ula’s a tasty area staple with a breakfast sandwich that is the problem and the solution in every bite. So good.

Chilacates - The original spot for this now wildly successful local chain. Their torta sandwiches are otherworldly.

The Galway House - This is THE quintessential old school Boston restaurant/pub and we are here for it. A consistent and perfectly acquitted no-frills menu where the locals go. It’s also the best spot to belly up for local sports. And their “Revere Beach style” onion rings (and other fried delights) are the best in town.

BMS Paper Supply (Grocery Market) - Once the best kept secret in JP, BMS was/is a warehouse style center offering all manner of food service related goods, including bulk items such as cheeses, legumes by the 5-10lb bags, frozen goods, pots and pans, to-go containers, etc. Now they’ve rounded out their service to include a deli counter, a whole produce section, and rows of dried goods at very reasonable prices. Still a bit of a secret, but not for anyone in the immediate neighborhood. Now you know. They don’t have a working webpage, so you’ll just have to check this one out IRL.

Video Underground Cafe (a.k.a. VU Cafe) - As they say, it’s Boston’s only cinema cafe. They have delicious coffee and should be on the radar of every nearby cinephile.

Brassica Kitchen - The best restaurant in JP? It’s up there. Their fried chicken is sinful.

Third Cliff Bakery - A reputable, mobile bakery now in its first brick and mortar location. People literally come for miles to line up for its fare, including a wildly creative croissant menu.

Midway Cafe - This place is legendary. One of Boston’s oldest and most consistently rocking music clubs, the Midway offers an array of musical bookings for all tastes, in an unpretentious space where all feel welcomed.

For Pizza we can’t pick just one: Same Old Place, Italian Pizza and Subs, Ideal. There are too many to list!

Events and Organizations to Explore:

Franklin Park Coalition, Spontaneous Celebrations and W.U.T.E, JPNDC, JP Local First

* Editor’s note: There are so many more tasty and cool spots in JP and if we listed them all, we’d be here all day. Once you buy this listing from the Boston Home Team, you’ll have all the time in the world to explore the neighborhood.
