GET PRE-APPROVED
Know your limits, know your comfort zone. Only through a reputable lender can you know for sure where you stand. We have had the good fortune of working with some of the best lenders in the industry. We’ll be more than happy to recommend.
SET TARGETS, LISTING ALERTS
We take what we learn from you and our discussions and put it into action! You’ll get daily listing alerts and weekly upcoming open house emails to help you plan the weekend. Our clients use the RealScout interface; it works well and keeps us all in the loop. It’s also useful if you’d like to include school districts in your search.
OPEN HOUSES, SHOWINGS
We go from seeing things on paper to experiencing the real brick and mortar. Seeing homes in person will affect how you look at homes moving forward. Seeing homes together will help us adjust our lens to see homes through your eyes and help you gain a better sense of what to look out for yourselves. With COVID-19 era protocol, things can be a little more involved and aren’t always as easy as just popping into an open house. To this end, we ask our clients to work with us as much as possible to provide flexibility in scheduling appointments. We’re hoping that we’re turning another positive corner in this pandemic and open houses and showings will be just as easy to book and attend as they used to be.
IDENTIFY “THE ONE”, MAKE AN OFFER
Eventually you will identify a property that works for you. In order for us to create a winning strategy to get you the home at a sensible price, we dig in to glean as much information as possible: on the home itself, its history, its owner, its agent, its market value, any competition. There is no cookie cutter offer strategy, no go-to trick to circumvent the competition. We work to find the advantages and minimize the disadvantages.
NEGOTIATION, ACCEPTANCE, DUE DILIGENCE
Once you have an accepted offer, the fun has just begun! Things tend to move quickly as there are still many hurdles to clear before you get the keys! With all the moving parts, it’s really important for us to keep things fluid. That means problem solving, more negotiation, and general transaction coordination. And while we are managing this process, it’s our job to keep you informed (and calm!) every step of the way. Negotiating a successful transaction is so much more than just finding an agreeable price!
