57 Cornwall Street #4 in JP’s Brewery District
UPDATE: This home sold in early December, 2023 for $792,000 after receiving multiple offers. It had been listed for less than a week.
1425 sqft on 2 levels | 2 beds | 1 full bath | 1 parking
asking $699,000
A rare offering to be sure, 57 Cornwall is a bit of a unicorn; it has the austere appeal of a bright and tall industrial loft space, the inviting allure of a giant terrarium with its tall southern facing windows and surrounding trees that let sunlight ripple in all through the day, and a JP location known for its diversity of architecture and local businesses, its easy access to downtown, and its nearby parks and greenspace.
Which is a long way of saying it’s a very unique living space in an exciting JP location.
The living space at 57 Cornwall #4 —a 2 level, sun drenched, loft-style condominium located in the top corner of a converted industrial building dating back to the early 20th Century—is jaw-dropping.
The main living space, with its 19 foot ceilings and 12 feet of window casing, delights with all-day sunlight rippling through the sidewalk tree tops outside the glass. On this level you’ll find the bathroom, a storage closet and vestibule, a bedroom, an open kitchen, and the main living/dining area.
To the right, along the interior brick wall runs an open staircase ascending over the kitchen to a second tier balcony that leads to the larger second bedroom space and a laundry/storage room. (Note: The sellers removed the walls separating the upper bedroom from the open loft space and have been quite pleased with the effect).
The building, a 3 level brick & concrete building once used for masonry, is the remnant of JP’s late industrial era. Once surrounded by factories, now sits serenely on the corner of tree-lined Brookside Avenue and opposite from Flaherty Park and Playground.
Seconds from the Orange Line MBTA stop, the Southwest Corridor Park and Bike Path, and Washington Street (which spans from downtown to Dedham), it’s a super convenient spot for getting around Boston.
The surrounding neighborhood, now known as the Brewery District, is a delightful mix of residential homes, artist lofts, park-greenspace, and small businesses. Its centerpiece, one of the remaining vestiges from that bygone industrial era, The Haffenreffer Brewery complex, now owned and managed by the honorable Jamaica Plain Neighborhood Corporation, houses many small businesses including The Haven, Mike’s Fitness, Sam Adams Brewery and (new) Beer Garden, a robust seasonal farmer’s market, and a handful of other spaces dedicated to local businesses and business development.
All together, the highlights for this listing are many: Exposed brick, polished cement floors, tall and wide expanses of perfectly oriented windows. A top location. The unit is party to a solid HOA comprised of 7 units, once originally deemed for artist’s use. Attentive and organized, the unit owners keep the building in excellent condition.
