57 Cornwall Street #3 in JP’s Brewery District

1085 sqft | 2 beds | 1 full bath | 1 parking spot

SOLD!

57 Cornwall is a wonderful example of the exciting diversity of housing stock that Boston’s Jamaica Plain offers. While JP is replete with an array of gorgeous Victorians (Pondside, Central, Parkside), mid-Century Moderns (Moss Hill), Capes and Craftsmans (Woodbourne), classic Triple-Deckers, buildings like 57 Cornwall, with their industrial style loft spaces, are few and far between.

At the intersection of Cornwall Street and Brookside Avenue, this all brick and beam three-story factory, originally built around 1920, was converted to artist loft spaces in the late 1990s. Unit 3, situated on the Southwest corner with 10+ foot ceilings and gorgeous wall length windows, enjoys sunlight all day long.

A versatile floor plan.   The lower wall represents the southern exposure and the wall/windows to the left represent the western exposure.

Originally, when its owners first purchased it in 1997 it was an empty loft space with a bath and kitchen. Over the years they added two bedroom spaces and some useful overhead storage. So while public records shows the unit as a studio loft, its current floor plan reflects usage as a 2 bedroom condo. It’s a truly flexible floor plan.

The polished cement slab floor, exposed sprinkler pipes, cement cross beam, and unusually high ceilings really do convey a special energy not found in almost any other “standard” 2 bed condo. In short, 57 Cornwall Unit 3 is special!

And while you’ll find the late 1990s kitchen and bathroom to be in excellent condition, their vintage represents an opportunity for a new buyer to really customize an already unique space.

The unit comes with a window/wall mounted AC that easily cools the entire unit, (new) washer/dryer, and a dedicated parking spot. There’s a shared heating system.

And just as the building itself is special, so is the location!

Set on a corner opposite from a community (dog friendly) park in the Brewery District of Jamaica Plain, 57 Cornwall and its surroundings exude the idyllic charm of a small, close knit neighborhood while being just a stone’s throw from some of Boston’s most notable greenspaces as well major transportation arteries into and out of the city. Read: Convenient! It is equidistant from Stony Brook and Green Street MBTA Stations, where you can pick up the Orange line subway downtown or to Forest Hills, it’s one block from the Southwest Corridor Bike Path, under 1 mile from Franklin Park and its miles of wooded trails.

The neighborhood, now known as the Brewery District, is a delightful mix of residential homes, artist lofts, park-greenspace, and small businesses. Its centerpiece, one of the remaining vestiges from that bygone industrial era, The Haffenreffer Brewery complex, now owned and managed by the honorable Jamaica Plain Neighborhood Corporation, houses many small businesses including The Haven, Mike’s Fitness, Sam Adams Brewery and (new) Beer Garden, and a handful of other spaces dedicated to local businesses and business development.

The unit is party to a solid HOA comprised of 7 units, once originally deemed for artist’s use. Attentive and organized, the unit owners keep the building in excellent condition.

In sum: 57 Cornwall represents a great opportunity for a JP buyer looking for something different in a solid and desirable Boston neighborhood. A place where someone could make their own, but still enjoy the erstwhile historic charms of a forgotten era.

Showings will start September 12th.
