45 Peter Parley Road, Jamaica Plain

3016 sqft | 4-5 beds | 2.5 full baths | 3-4 parking spots

SOLD!

Known for its spectacular golden sunsets, sweeping summer breezes, tree-lined streets, and halcyon Victorian architecture, Jamaica Plain’s Parkside neighborhood is a hidden gem within Boston’s real estate market.

Details, details!

This latest Parkside offering is a gem in its own right: a three story, 3000+ sqft single family home with a flexible floor plan and many crucial updates. The 19th Century details like stained glass, inlaid flooring, herringbone fireplace floor, window seats, and molding are remarkably intact.

From the grand vestibule the main stairwell makes a wide turn up as it opens to the light of several stained glass windows. The left opens into the living room & dining room w/ a built-in window seat along the eastern edge of the room. In the rear of the house, a second “morning” staircase connects a classically renovated kitchen & second floor quarters. A half bath and glass slider that opens to a generous back deck round out the first floor.

Upstairs on the second floor, there’s a full bath and laundry anteroom central to the 3 bedrooms. The third floor offers a primary suite divided for sleeping, changing, and working. The bathroom, with radiant heated towel racks, a soaking tub and shower, echoes the sylvan hillside views beyond the windows.

Behind the scenes, 45 Peter Parley is a masterwork. When the current owner purchased the home in 2014 he did a LOT of things to improve the property that most folks will never see! The heating system has several components to highlight: First, there’s a modern wall-mounted system that delivers forced hot water to radiators throughout the home, including radiant piping in the living, dining, and kitchen on the first floor. Second, there are two air handlers that supply high velocity cooling and supplement forced hot air. Third, there’s an entirely separate system that heats the driveway which, during a harsh winter, will keep the driveway clear and safe from accumulating snow.

Just below wooded Franklin Park and just above the hubbub of the Forest Hills/Egelston Corridor, 45 Peter Parley roosts happily on the sun speckled hillside of JP’s Parkside. Franklin Park, with its more than 700 acres of green space, is the crown jewel in Frederick Law Olmsted’s vision for his legendary Emerald Necklace which hugs the Parkside Neighborhood. Plenty of neighborhood offerings including a nearby grocery store, lots of small restaurants, and the Brewery Complex are just down the road.

With several options available for the commuter, leaving a car at home could be an easy choice. The Southwest Corridor Park features a protected bike path running between Forest Hills Station and Back Bay Station. Green Street’s subway station (and BlueBike kiosk) is under a half mile away. Believe it or not, at off hours, 45 Peter Parley is under 20 minutes from Logan Airport.

Boston’s greenest neighborhood, Jamaica Plain is known for its active community, its diverse housing stock and its grassroots support of small and local businesses. There’s a reason why property values in JP continue to rise as more and more homebuyers see the value of owning a home in a neighborhood that has so much to offer.

JP's Revitalized Brewery Complex is nearby and offers a host of amenities, including The Haven, Boston's best Scottish Pub/Restaurant which features live entertainment, patio seating and some incredible food, Ula Cafe for coffee and and other delights, Mike's Fitness, Sam Adam's Brewery & Beer Garden, and much more.

The Haven (in the Brewery Complex) - Fantastic dinner menu, deeply complex and delightful bar menu, a uber cool and diverse ambience with 4 uniquely different spaces inside and out. Best burger in JP hands down.

Ula Cafe & Bakery - Also in the Brewery Complex, Ula’s a tasty area staple with a breakfast sandwich that is the problem and the solution in every bite. So good.

Chilacates - The original spot for this now wildly successful local chain. Their torta sandwiches are otherworldly.

Evergreen Eatery & Cafe - Creative and tasty fusion in a family owned restaurant. Super for dining (inside and out) or just a stop for coffee on route to catch your train.

Video Underground Cafe (a.k.a. VU Cafe) - As they say, it’s Boston’s only cinema cafe. They have delicious coffee and should be on the radar of every nearby cinephile.

Brassica Kitchen - The best restaurant in JP? It’s up there. Their fried chicken is sinful.

Third Cliff Bakery - A reputable, mobile bakery now in its first brick and mortar location. People literally come for miles to line up for its fare, including a wildly creative croissant menu.
