45 Pershing Road, an impeccably cared after 2.5 story brick Colonial Revival home, represents a rare and excellent opportunity to purchase a single family home in the vibrant heart of Jamaica Plain. Owned and treasured by 3 generations of the same family, it’s now available for sale.

Built in 1931 on what was one of the final vestiges of the Curtis family land, which had been part of JP’s landscape since the early 1700s, this stately brick manse shares its style and origins with many homes in the area, including the landmark Curley House at the end of Moraine Street. A testament to its timelessness, many of the stylings of Art Deco architecture remain unchanged at 45 Pershing.

Some excellent examples of Art Deco details within 45 Pershing.

Much of the interior, though unchanged through the decades, remains in excellent condition with the original gumwood trim and paneling intact and untouched. It would be unfeasible, in today’s world, to recreate the mantle and shelving surrounding the wood burning fireplace* in the living room by 1930 standards! And the structure, with its solid foundation and still true support beams, is built for many more generations to enjoy well into the future.

There’s potential here too! The basement, which is already partially finished with a bedroom and bathroom, has generous ceiling height and could very easily be finished for exercise, office, living, or romping. The top floor, with a large bedroom space, attic storage, and a full bathroom, could be transformed into a spacious primary suite. There’s also potential on the second floor as well: Other comparable homes nearby (31 Pondview for example) have added living space to the second floor above the buildout in the rear (where the deck now exists).

Of course, the most important aspect to consider when you’re purchasing real estate is location. And Pershing Road, with its close proximity to all that makes living in Boston so special, is certainly one of JP’s most desirable locations. Jamaica Pond and its many Emerald Necklace trails and connections, is just a block away. Hyde Square, JP’s resurgent hub for restaurants, shops, and pubs, is less than a half mile away. And all along Centre, which runs from the end of Pershing, there are all manner of businesses, reachable with ease. In short, we don’t have to try too hard to sell what a fantastic location Pershing Road is!

All in all, 45 Pershing Road has all the components to be someone’s beautiful forever home, as it has been for the current owner and her family going back for generations: It’s in great shape, has solid bones, and still has plenty of room for improvement. It’s also a pretty unbeatable location.

* Please note that neither the seller nor broker make any representations as to the condition or working order of any aspect of the home. It’s being sold in ‘as-is’ condition.

JP Seafood - Never. A. Bad. Meal. One of JP’s longest standing and most loved spots for Korean and Japanese fusion. A+

Blue Frog - Coffee and pastries to go or enjoy on their street side patio.

The Galway House - A local, pub-style eatery with vintage decor. Nothing fancy, but always delicious and well-prepared. And their fried foods are exquisite, especially the house-breaded onion rings. Full stop.

Tonino - Classic Italian bistro to which folks from all over Greater Boston flock. Hard to get a reservation, so call ahead!

Tres Gatos - Where else can you shop for music & books while you wait to be seated in a cozy, delicious taperia?

JPizle Kitchen - Breakfast, lunch, and dinner Columbian style. Locals LOVE JPizzle.

Brendan Behan Pub - This is where the locals gather, in front, inside, and out back. A JP institution since the late 80s. Grab a late night bite from Food Wall across the street, and bring it over why don’t you?

Chilacates - Authentic Mexican street food. Deeelish.

City Feed & Supply - Two locations in JP. The original “Little” City Feed is on your commute to Stonybrook T, the other is just on Centre Street. Locally owned, locally sourced (when/where possible) foods and groceries. They have a yummy sandwich menu (farmer’s lunch, anyone?) and one helluva tasty breakfast sandwich.

Blue Nile - Lovely Ethiopian classics in a warm and friendly environment.

For Pizza we can’t pick just one: Same Old Place, Il Panino, Ideal? There are too many to list!

* Editor’s note: There are so many more tasty and cool spots in JP and if we listed them all, we’d be here all day. Once you buy this listing from the Boston Home Team, you’ll have all the time in the world to explore the neighborhood.
