Q1-2024 Greater Boston Residential Real Estate Market Report

Only Suffolk missed a beat in overall average price growth from the previous quarter.

We look at MLS sales data for residential real estate property sales over the 4 counties we cover the most. I would consider single family and condominium homes to be residential whereas multi-family homes, since they tend to me largely for income/investment ends, we keep them separate. As well, a larger percentage of multi-family homes tend to sell off-market, so MLS data isn’t always representative of the whole of the multi-family market. While our broker, Gibson Sotheby’s, covers all of Eastern and a lot of Central Massachusetts, our team (The Boston Home Team) generally keeps to the 4 counties comprising much of the area considered to be Greater Boston.

Fwiw, we’re going to be publishing reports like this every quarter, but the format will likely change as we tinker with a variety of delivery methods.

  • County by county summary, with a closer examination of each county’s condo and single family markets.

  • Breakdown of each town (sorted by county/town) and its Q1 performance in 2024 as compared to Q4-2023 and Q1 during the previous year.

In a nutshell, coming off of a seasonally expected slow autumn market, the early 2024 market showed nothing out of the ordinary. Interest rates remained steadfast in the 6%’s. Values undulated between different towns and between condos and single families. Of the four counties we’re covering, only Suffolk saw a small overall dip in average values.

Suffolk County:

Condo Market: The market saw a mix of increases and decreases in sales volume across different neighborhoods. Notably, East Boston saw a significant increase in condo sales (95.8% from the previous quarter), while Brighton and Dorchester also experienced substantial growth. The average sale prices and $$$/SQFT varied, with some areas like Waterfront and Beacon Hill seeing substantial price increases, whereas others like Brighton and Beacon Hill had price drops.

Single Family Market: There was a notable diversity in the sales volume and price changes. For instance, West Roxbury and Roslindale saw a healthy number of sales, indicating robust activity, whereas areas like Roxbury and Brighton had very few sales. The average sale prices ranged dramatically, from $576.4K in Revere to $2.55M in Charlestown, reflecting the diverse nature of these neighborhoods.

Middlesex County:

Condo Market: The market showed an overall decrease in sales volume in many areas, with Acton and Arlington experiencing significant drops. However, areas like Medford saw a substantial increase in sales volume (56.5% from the previous quarter). Price changes were mixed across the board, with some areas experiencing increases in average sale prices and others seeing decreases.

Single Family Market: The market varied significantly across different towns. For instance, Burlington and Sudbury saw significant increases in sales volume, indicating strong market activity. Conversely, towns like Carlisle and Littleton experienced notable drops in sales volume. The average sale prices showed an upward trend in many areas, with towns like Lexington and Newton seeing substantial price increases.

Norfolk County:

Condo Market: The market demonstrated varied performance across different areas. For example, Bellingham saw a 100% increase in sales volume from the previous year, whereas Braintree experienced a significant drop. The average sale prices and $$$/SQFT fluctuated across different areas, with some witnessing increases and others seeing decreases.

Single Family Market: There was a wide range in sales volume and price changes across the county. Towns like Bellingham and Braintree maintained a relatively steady number of sales, while Avon saw a significant decrease. The average sale prices varied, with some towns experiencing increases and others witnessing decreases.

Essex County:

Single Family: Essex County's single-family home segment demonstrated remarkable resilience and growth. Communities such as Andover and Beverly witnessed a noteworthy uptick in both sales volume and median prices, signaling a robust demand. This can be attributed to their appealing suburban landscapes, offering a blend of lifestyle amenities and green spaces that cater to families seeking tranquility away from the city's hustle and bustle. Moreover, towns like Marblehead and Newburyport maintained their allure with stable prices and sales, underscoring their enduring value in the county's real estate landscape. The consistent performance across these areas suggests a healthy and dynamic market, buoyed by a blend of demand for upscale, family-friendly living environments and the unique charm of coastal and historic communities.

Condo market: The condo market in Essex County exhibited a diverse performance. Salem and Peabody saw a significant increase in median prices. This trend points to a demographic shift, possibly driven by professionals leaving Boston the higher costs of living. Conversely, Haverhill and Lynn experienced a slight dip in prices, which could indicate a market adjustment or increased inventory levels. This variance across the county underscores the segmented nature of the condo market, influenced by local factors such as community amenities, accessibility, transportation, and overall market sentiment.
